Privacy Policy

This Privacy Policy describes how personal information is collected, used and shared when you visit oceanage256.com or contact us about Residence 256 at The Oceanage. We collect only what is needed to present the residence and to respond to your enquiries.

1. Who we are

This website is operated by Michael Brinkmann, owner of Residence 256 at The Oceanage, 1668 South Ocean Lane, Fort Lauderdale, Florida 33316 (“we”, “us”). Questions about this policy can be sent to hello@oceanage256.com.

2. Information we collect

Information you provide. When you send an enquiry, we collect your name, email address, phone number (optional), the type of enquiry, your preferred move-in date and your message. When you subscribe to our letters, we collect your email address.

Information collected automatically. When you visit the website, our hosting provider and the services described below automatically receive technical information such as your IP address, browser and device type, the pages you view, the date and time of your visit and the website that referred you.

3. How we use your information

We use personal information to respond to your enquiries and arrange private viewings, to consider and prepare a lease, to send our letters if you have subscribed, to understand how the website is used so that we can improve it, and to protect the website against spam, misuse and security threats.

4. How we share your information

We do not sell your personal information, and we do not share it for advertising purposes. We share it only as follows:

Lago Mar Realty Inc., Fort Lauderdale, our leasing agent, receives your enquiry in order to arrange viewings and handle leasing.

The Oceanage Condominium Association. All prospective tenants are subject to approval by the Association. If you apply to lease Residence 256, the information required for the Association’s approval process will be provided to the Association as part of your application.

Service providers that operate parts of the website on our behalf: STRATO AG (website hosting, with servers located in Germany), Google LLC (Google Analytics, Google Maps, Google Calendar and Google Fonts) and Automattic Inc. (MailPoet for our letters and Akismet for spam protection of forms).

Legal requirements. We may disclose information where required by law or to protect our rights, property or safety.

5. Cookies and analytics

We use Google Analytics to understand, in aggregated form, how visitors use the website, for example which sections are viewed and how visitors find us. Google Analytics uses cookies and similar technologies. The embedded Google Map may also set cookies. You can block or delete cookies in your browser settings, and you can opt out of Google Analytics with the Google Analytics opt-out browser add-on. Do Not Track. Some browsers send “Do Not Track” signals. Because there is no common standard for these signals, our website does not currently respond to them.

6. Our letters

We send letters only to people who have subscribed and confirmed their subscription by email, and no more than twice a year. To understand how our letters are received, we measure whether an email is opened and which links are clicked. Every letter contains a link to unsubscribe, and you may also unsubscribe at any time by writing to us.

7. Data security

We take reasonable measures to protect personal information, including encrypted connections (HTTPS), spam protection and restricted administrative access. No method of transmission over the internet is completely secure. In the event of a security breach affecting your personal information, we will notify you as required by Florida law, including the Florida Information Protection Act (Section 501.171, Florida Statutes).

8. Data retention

We keep enquiries for as long as needed to respond to them and to administer any resulting lease, and as required by law. We keep newsletter information until you unsubscribe. Analytics data is retained by Google for a limited period according to our account settings.

9. Children

This website is not directed to children under the age of 13, and we do not knowingly collect personal information from them. If you believe a child has provided us with personal information, please contact us and we will delete it.

10. Your choices

You may ask us at any time what personal information we hold about you, and you may ask us to correct or delete it, by writing to hello@oceanage256.com. You can unsubscribe from our letters using the link in every email.

California residents. We do not share personal information with third parties for their own direct marketing purposes. You may contact us with any privacy question at the address above.

Visitors from outside the United States. If you contact us from another country, including the European Union, your information will be processed in the United States and in Germany. Depending on where you live, you may have additional rights under local law, which you can exercise by contacting us.

11. Links to other websites

The website contains links to third-party websites, such as Google Maps. We are not responsible for the privacy practices of those websites.

12. Changes to this policy

We may update this Privacy Policy from time to time. Any changes will be posted on this page with a new effective date.

13. Governing law

This Privacy Policy and any dispute relating to it are governed by the laws of the State of Florida, without regard to its conflict of law provisions.
